About this project
Located on the former St Mary’s Primary School site in central Geelong, the G1 Apartments project delivered a high-density residential development that blends modern urban living with community-focused design. The six-storey complex includes 110 apartment units, a basement carpark, a private gym, and an on-site café—offering residents a vibrant and convenient lifestyle in a growing regional city.
Our Involvement
BSA Building Surveyors were appointed as the Relevant Building Surveyor for the G1 Apartments project. Our responsibilities included:
- Providing early-stage regulatory advice to support design development
- Issuing building permits for all stages of construction
- Conducting mandatory inspections to verify compliance at key milestones
- Issuing the final occupancy permit to certify the building’s readiness for use
We also assessed and supported the implementation of fire-engineered performance solutions to address fire and life safety compliance, including coordination with the fire brigade and reporting authorities.
Our Approach
This project required a proactive and collaborative approach to navigate the complexities of a multi-storey residential development in a constrained urban site. Our team worked closely with the project consultants to:
- Ensure compliance with the Building Code of Australia (BCA) and relevant Victorian regulations
- Resolve challenges related to egress, fire separation, and accessibility
- Maintain clear communication with stakeholders to support smooth approvals and construction progress
Our approach focused on delivering practical, performance-based solutions that met compliance requirements without compromising design intent or project timelines.
