What is Demolition Work?

According to the Victorian Building Authority, demolition involves the full or partial dismantling of buildings or structures using pre-planned and controlled methods. This includes removing structural elements, internal fixtures, and non-load-bearing components. There are three classes of registered demolishers in Victoria:

  • Low Rise – up to 2 storeys
  • Medium Rise – up to 5 storeys
  • Unlimited – all buildings, including special structures

When Do You Need a Demolition Permit?

You’ll typically need a demolition permit application when:

  • The works reduce the floor area or height of a building
  • The building is listed on the Heritage Register under the Heritage Act 2017
  • The structure is a Class 10 building made of masonry or over 40m²
  • The demolition affects the structural soundness of the building
  • The work involves structural elements or is near public property
